How can I buy a flat in GTA Online?
To buy a flat in GTA Online, you must have reached at least level 5 and then go to the ingame website Dynasty 8. You can do this easily via the browser on your in-game mobile phone; you will find the corresponding page on the start page in the menu sub-item Finances and Services.
On Dynasty 8, you can filter by different flat categories and filter the available properties by price.

How many flats can I own in total?
Since the Los Santos Summer Special Update in 2020, you can own a total of eight different flats and garages.
These different flats are available
The currently more than 80 flats in GTA Online are divided into different categories. The differences can be counted on the hand, but are nevertheless not irrelevant
- Low-end Apartments: for 80,000 to 121,000 GTA dollars with a garage for up to two vehicles
- Medium Apartments: for 128,000 to 175,000 GTA dollars for 128,000 to 175,000 GTA dollars with a garage for up to six vehicles
- High-end flats: for 200,000 to 500,000 GTA dollars with a garage for up to ten vehicles
- Custom High-end Apartments: for 985,000 to 1,100,000 GTA dollars with a garage for up to ten vehicles and customisable interior
- Stilt houses: for 449,000 to 800,000 GTA dollars
What will a regular flat get me?
In low-end and medium flats of GTA Online you can sleep, change clothes, watch TV, sleep, park your cars and respawn. Beyond that, there’s not much added value in terms of gameplay.
Why do I need a luxury flat?
Much more useful than the regular flats are the more expensive luxury flats and stilt houses in GTA Online. They are the only way to access the game’s five standard heists once you reach level 12. The heists that are available via a luxury flat are as follows:
- The Fleeca Job – possible win of up to 143,750 GTA dollars
- The Prison Break – possible win of up to 500,000 GTA dollars
- The Humane Labs Raid – possible win of up to 675,000 GTA dollars
- Series A Funding – potential win of up to $505,000 GTA dollars

For the remaining heists like the Doomsday Heists, the Casino Heist or the Cayo Perico Heist you have to own other properties again.
